W hy should I use Menard Construction Company?
New home construction and renovations to an existing home can be one of the most exciting and invigorating times a family can experience. This time can also be unsettling and stressful.

We at Menard Construction will meet with you to talk about your individual needs and desires. We pay close attention to any questions or problems that might arise during construction and attend to them as quickly as possible.

Our goal is to have the homeowner enjoy their project, knowing that their smallest details and concerns are addressed and given our fullest attention. Planning to build a new home

- On one of Menard's Properties

At Menard Construction, when we acquire a property, we often create a custom Plan for a house that optimizes the land in confluence with its surroundings. From Here, the prospective homeowner can customize the interior, exterior, fixtures and Finishing. In essence we do a lot of the hard part and leave the fun stuff to you.

Here is how it works:

From Menard's previously designed plans
Agree on purchase price
Sign Contracts to reference architectural plans as part of the contract
Financing
Construction loans are available through many banks
(we can recommend the brokers with the most competitive rates)
The typical construction loan structure:
Approximately 25% down of the total purchase price
You (the buyer) and the lender close on the land prior to construction.
Subsequent payment installments are made to the builder as construction milestones are met.
The final payment is made to the builder upon receipt of the certificate of occupancy (issued by the local construction code official), and upon complete buyer satisfaction.

- On your own lot

If you already own a lot the process is simplified.
Meet with Tom Menard - ask for Architect references.
Interview and select an architect.
Meet with architect, have copy of property survey at first meeting.
Submit a wish list to the architect i.e. exterior/interior style, great room/eat in kitchen combination, master bedroom suite, second floor laundry- - what you want - in order of your priority.
The architect will generally need 3-4 weeks to develop preliminary plans.
You then review the plans and resubmit to the architect for revisions.
This may take another two weeks (depending on the amount of changes).
Typically at this stage the plans are far enough along to provide budget pricing, to make sure your designing what you can afford.
When the architect has finalized the drawings, Menard can supply the potential customer with a formal bid.

- Raise an existing house to build a new home

In areas where vacant land is no longer available, we are purchasing run down or undesirable houses on desirable properties, raising them, and constructing new homes using the same process discussed above.

 

Building an addition or doing a renovation
